Condition & Survey:

  • Previous use as a care home and made redundant. Building ‘At Risk’
  • Previous inappropriate repairs throughout elevations
  • Water ingress throughout roof structure, chimneys & valleys
  • Damp & decay present throughout
  • Flint galletting failing and previous heavy cement repointing encouraging damp
  • Removal of later unsightly lean-to additions to front and side elevations
  • Ground drainage system, soakaways, gullys and rainwater goods to be replaced & overhauled
  • Windows and joinery decayed and require localised in-situ repair & replacement

Schedule of Repairs:

  • Remove previous cement pointing and replace with lime mortars to buff bricks and flintwork
  • Replace lost galletting on a like-for-like basis
  • Remove unsightly lean-to addition to front elevation and replace with an attached stone portico abutting matching buff bricks and Galletted flint work
  • Chimneys to be repointed using lime mortars and replacement of lead flashings
